Professional Videography
We highly recommend that when thinking about creating a video tour you use a professional real estate videographer, however! If this is not an option or you simply want to take your own photos, we have some guidelines and tips for you.
The Gear
When finding cameras to use, seek one that captures lots of light and that has a wide lens but stay away from lenses that are so wide that they begin to distort your room (eg. a fisheye lens). They may make your rooms look bigger but we want the footage to be as natural as possible.
We recommend you use a DSLR for high-quality footage and a wide-angle lens so you can then capture as much of your room as possible.
Other equipments that isn’t required but helps to create beautiful shots are slider attachments and drones. The equipment can get expensive, hence why we suggest hiring a professional.
Lighting
Use as much natural light as you can, so plan your filming days around the weather. Wait for a partly cloudy day, to create bright and diffused lighting.
Open all windows and doors to let this light in, however, be aware of shadows that may be created, we want an even amount of light across your shot.
Angles and Heights
Tripods are incredibly handy, they will assist you in taking straight, unblurred photos.
The height of your tripod will be based upon the rooms you are capturing, start at waist height and adjust accordingly. You don’t want to show too much of the roof or too much of the furniture legs (however there are exceptions to this rule, for example, capturing a ceiling feature or rug).
To include as much of the room in the video as possible, we suggest you use the far corner of the bedroom as a focal point. Use it to align your camera in making it verticle and pan or zoom into a room smoothly. However, when deciding where you will film from, be aware of your reflection within glass and mirrors, make sure you aren’t included in the shot.
Never the less ! Get creative! Use your angles and pans/zooms to accentuate the beautiful features of your property.
Clean, Declutter and Style!
- This step may seem obvious, but it is imperative to your photos that you clean your rooms.
- Declutter your rooms as much as possible by removing all excess items that don’t add to the styling. Remove all personal items such as family photos to give your potential buyers a chance to imagine themselves and their future in your property.
- Add a personal styling touch to your rooms, this will help prospective buyers to forge an emotional connection with your property. Fresh flowers, books, bowls and pillows are all great ways to make a house a home
What Do I Film?
We suggest the following:
- 2-3 shots of each bedroom and bathroom.
- 1-3 photos of the backyard unless it has some unique features. And then 1-2 shots of the front of the home to show off the ‘curb appeal’.
- 1 shot each of features such as laundry room, garage, and pantry.
- As many shots as you need to paint a complete picture in Kitchen, Living Room and Mastersuite areas.
- Highlight features within rooms that you feel adds value to your property.
Video Tour Editing
When it comes time to put your clips together, you want to order them according to how you would walk through the house. This will allow viewers to gain a better understanding of the layout of the property without seeing it in person. We also suggest keeping repetition to a minimum, by selecting a mix of different angles, shots, and use of slides and gliding transitions. This will help to keep your video exciting and snappy, we don’t want the viewer to lose interest.
